Commercial Advice, Built on Practical Delivery Experience
Avenue North is led by Iain Welsh, a Chartered Quantity Surveyor and member of the Royal Institution of Chartered Surveyors since 1997, with more than 35 years’ experience across the construction industry.
His career spans private practice, contracting and development, providing a rare breadth of perspective on how projects are conceived, funded and delivered. This experience informs a practical, commercially grounded approach focused on clarity, risk management and sound decision-making.
Iain has worked across a wide range of sectors — from small domestic residential extensions to city-centre listed building refurbishments and conversions and high-end multi million pound residential developments, hotels, airport facilities and commercial and industrial premises — enabling a balanced understanding of design intent, construction delivery and commercial discipline.
Before establishing his own consultancy in 2005, which evolved into Avenue North, Iain gained experience with Blair Anderson Chartered Surveyors in Dubai and contracting organisations MJ Gleeson Group and J Smart & Co (Contractors) PLC in Scotland, strengthening insight into both client priorities and contractor delivery realities.
Alongside consultancy work, Iain is also active as a property developer and investor. Projects include a commercial-to-residential conversion shortlisted for an RICS Conservation Award and ongoing commercial and industrial development ventures and investments — reinforcing a practical understanding of risk, value and long-term performance.
Outside the office Iain spends as much time as he can with his family and when it’s windy, he’ll be windsurfing.
